9 Gas Stations, Two Truck Stops, and One Owner Portfolio in MO and AR. All nine gas stations in the portfolio are performing extremely well with all numbers provided on paper. This portfolio has one station with a tenant who is paying $72,000 a year in rent with an increase in two more years to $10,000 a month. All locations have convenience stores that range in size from 3,000 to 9,000, with two locations having restaurants. The station with restaurants is doing extremely well with yearly sales of $1,053,626; that's $87,802 a month in sales. Not interested in the food, it runs itself, and all employees and managers are willing to stay on board for a smooth transition. Some of the stores have been remodeled and aren't your average gas station stores; they are very inviting, modern, and always clean. The store numbers provided only include the store that the sellers are running, 7 total.
