Before purchasing any note or mortgage, it's crucial to thoroughly understand both the underlying asset (typically real estate) and the borrower’s creditworthiness. Review the property’s title, value, and condition to assess the collateral’s quality. Investigate the borrower’s payment history, credit profile, and capacity to pay. Remember, the note is only as strong as the asset and borrower behind it. Due diligence at this stage helps prevent costly surprises down the road.

Examine the terms of the note or mortgage very carefully. Pay attention to the interest rate, payment schedule, maturity date, and any default provisions. Know whether you are buying a senior (first lien) or a junior (second or third lien) position, as this dramatically affects your risk and recovery in case of foreclosure. Engage legal counsel familiar with real estate and private lending to confirm the enforceability of the note and to ensure all assignments and transfers are properly documented.

Price for Risk and Exit Strategy

Always price the note or mortgage purchase in accordance with the risk involved.
