Imagine waking up to work/live with expansive views of the Blue Ridge mountains on 25 acres with your own landscaped spring-fed pond and growing truffle orchard. Highly usable expansive property with one pond and another started by the owner, a 5,000 square foot barndominium which includes a home and profitable boarding facility.

The home interior is modern in appearance with tile throughout, well insulated for energy efficiency, and is approximately 2,100 sq feet with three bedrooms and two baths. In 2022, the home and kennel kitchen refrigerator, as well as, the dishwasher were replaced (There are also some attic areas which could potentially become other living/work quarters). The boarding facility consists of 13 in and out mason runs 4x6 inside and 4x12 outside with privacy panels on the inside and outside portion of the runs. In the center of the facility are (22) 3x4 walk-out kennels with privacy dividers with more room for expansion or indoor activities. The facility was designed in layout and systems for up to 99 kennels The kennel has its own large kennel kitchen with lots of counter space and storage, full bathroom, a cattery, large grooming room including a grooming tub and electric lift grooming table. Behind the facility are two large fenced yards with buried wire for the security of the dogs.

Your new paradise includes fruit and nut trees and vines planted around the building: elderberry, mulberry, raspberry, apple, pear, persimmon, peach, chestnut and blight resistant hazelnut. In 2016, no expense was spared in planting an extensive 1-2 acres with three types of oak trees inoculated with Perigord and Burgundy truffles, purchased from the renowned Charles Lefever of New World Truffles. The trees were planted and cultivated with careful instructions, and with any luck and some TLC, the orchard could potentially produce an abundance of truffles. This is a long term process, which takes 6 to 10 years, and since planting in 2016, production could start at any time.

The bucolic scenes are enhanced by your 5 acres of cedar fence and cattle wire pasture to be used for livestock or dog play and training yards. The uses are endless and just add to the natural beauty of the home.
