A General Partner with exclusive institutional access to bank-direct distressed loan and mortgage note pools seeks a Limited Partner(s) for a Delaware Limited Partnership. We can submit bids to buy pools of loan and mortgage notes directly from reputable American banks.

Pools are sourced from an institutional private debt exchange platform that the general public cannot access. Includes non-performing, sub-performing, performing, and mixed notes, typically acquired at significant discounts to the unpaid principal balance.

The investment strategy centers on high-velocity resolutions in lender-friendly jurisdictions through loan modifications, discounted payoffs, deed-in-lieu arrangements, and foreclosures to generate cash events and attractive risk-adjusted returns.

Proposed terms:
-10-12% preferred return to Limited Partner(s)
-1-2% annual management fee to General Partner
-70/30 promoted interest (30% to General Partner on profits above hurdle)

Minimum commitment: $250,000 (flexible for qualified investors). Deployments on a deal-by-deal or committed capital basis. General Partner provides co-investment for alignment. Limited Partner's invested capital to flow to escrow, then to the institutional platform, then to the bank selling the pool of loan/mortgage notes. Income from payments from borrowers to flow to a reputable servicer, who will send the appropriate portion to the LP(s) and GP on a monthly basis.
