Franchise Dream Team Expansion Funding

I have a team comprised of an astute investor with 9+ years of experience in real estate, business acquisitions and business system implementation -successfully managing over $400M in assets, along with his partner who is an accomplished multi-unit restaurant operator with 20+ years of experience including Multi-unit/regional management, sales growth and new store openings who is looking to expand their footprint in TX and is seeking an investment partner to assist in raising capital to do so. They have exclusive rights within the DFW area with long-time national and international franchisor, Russo's New York Pizzeria, where they currently own two locations. One of the locations was deemed a problematic location - they took this store from doing $39k in sales and losing $25k a month to now doing $80k in sales per month and growing - they have entered into profitability after six months of expert intervention - highlighting their management experience and capabilities. They've already lined up 2 prime second generation locations which would minimize the start-up costs for two new locations. They are seeking up to $3M to begin expansion or partner and be seeded by an anchor to acquire and/or buildout a ready pipeline of locations. The goal is to build out and scale in multiple phases with the objective of an exit via a multi-unit portfolio acquisition in ~5 years - 10 years. Investor(s) can expect to start to see a monthly return in 6 months, and we already have a take out investor group once the portfolio is developed.
