Equity Needed - 200 Acre Retreat 1 hour from NYC

Business is an existing retreat located on just under 200 acres of land 1 hour from NYC. It consists of 3 homes around a 5 acre lake, tennis court, horse stables, hiking, fishing, camping and more. We have invested close to $1M USD in upgrades to the current property including new roads, renovations of the homes, new docks, decks and much more.

We are looking for an equity partner in a 2 phase project that will be developing 20 additional 400-500 SF cabins and a 15,000 SF spa/wedding center / restaurant at the base of our very own private lake.

The first phase requires a $2M investment. The second phase requires a $8M investment with a total project cost of around $18M which will be financed by debt, grants and equity. We have a great design team from Montreal and the UK as well as a high end spa management company in place for the spa/hotel as well as a division focused purely on weddings and events. This will be the only french style getaway with an hour of NYC on its own private 200 acre estate.

We have engineering completed, we own the property, we have the liquor license in contract and we are ready to move forward with a entire team of professionals to get this project pushed into the next phase. Currently the retreat is generating anywhere from $15,000 to $35,000 monthly without a single dollar spent on marketing.
