We are seeking $5.0 million in bridge financing or preferred equity to finish construction of a multi-use Opportunity Zone development comprising 52 rental apartments and 7,000 square feet of commercial space on the East Coast of the United States. The project is in the advanced stages and has a targeted completion date of early summer 2026.

The commercial space is fully leased under a signed 10-year lease, providing durable income support during stabilization. The project is capitalized with an $8.0 million senior construction loan, and the requested capital is structured as a second-lien position behind the senior lender.

The transaction benefits from a clear path to permanent financing via a HUD-insured take-out, providing a defined exit for the bridge or preferred capital upon completion and stabilization. For capital partners seeking a first-lien position, we can accommodate a take-out of the existing senior loan as part of the investment.
