We can provide both the debt and equity for projects over $400mmUSD

Location agnostic but prefer the USA. No Florida due to their insurance problems.

Commercial real estate and infrastructure are all eligible.

10% to 30% sponsor contribution preferred but for the right projects we'll provide 75% to 90% LTC and source the remaining 10% to 25% for a very small fee, deductible from our success fee at closing. What does this meam? Typically a sponsor has to bring the remaining 10% to 25% +/-. If we have to raise that money essentially providing 100% funding, we charge a relatively small fee to raise that money. The fee is $2,000USD per week, 4 weeks in advance, and $2,000 per week after that first 4 week period in advance until the raise is complete. Normally the charge would be at least $100,000USD to raise this money. So what we are asking is a small fee compared to others, PLUS this money is deducted from our success fee when the loan closes.

It is preferred that the sponser bring the 10% to 25% themselves.

For the A piece the terms are as follows:

4.75% - 5% interest only
Pay only on funds drawn - quarterly payments
4 year term - we can provide a low interest rate perm loan at project completion
6 points lender origination paid over several draws
1 point broker origination - up to 2 allowed - we DO co broker 50/50
C PACE allowed but is not considered part of the stack - is paid out as phases completed
