We owned 5.92 Net Royalty Acres – Mineral Interest (NRA-MI) in the Property, located in Martin County, Texas, the #1 oil-producing county in the Permian Basin.

The property is operated by Pioneer/ExxonMobil under the Lease, which covers 864.35 gross acres, with our ownership situated in the Southeast Quarter of Section 39. Through Texas pooling, every mineral owner in the lease receives their fair share of production from all wells currently drilled within the pooled acreage.

The property is currently producing from 11 three-mile horizontal wells completed in June 2024 in the Spraberry Formation, with a production mix of approximately 85% oil and 15% natural gas. Current monthly income for July 2025 averaged $1,229.84 per acre, or $7,280.68 from the original 5.92 acres offered.

Pricing is set at $55,750 per Net Royalty Acre. Closing costs and filing fees are additional if needed.
