I need an institutional, family office and/or Hedge Fund interested in a 24 to 36 mo term, with the IRR into the high teens to low twenties percent return. Exceptional portfolio of Class B & C+ properties. The NOI is $24.7M. Occupancy 90% (+/-). Strong sponsorship. 12 properties in 7 States.
Exit will be either the refinancing each through one of the Agencies (Freddie / Fannie) or HUD. An UpREIT execution is very interesting for the right Preferred Equity partner as we look towards the $500M valuation over 36 to 60 month exit strategies.
I'm sourcing some Sovereign Funds and if you have access that can be expeditiously sourced, please advise.
