Golf Courses Industry Terminology
Aeration
A cultural practice that removes small cores or slices from turf to relieve compaction, improve gas exchange, enhance infiltration, and promote root growth. Often followed by sand topdressing.
We aerate greens next Monday, expect sandy conditions for 7-10 days; Can we move fall aeration up two weeks to recover before the club championship?; Aeration holes will be 3/8 inch with hollow tines this cycle.
Agronomic Plan
A season-long schedule of turf maintenance practices including mowing heights, fertility, irrigation, plant protection, and cultural operations, aligned to weather and the play calendar.
Let’s align the agronomic plan with our tournament calendar; The agronomic plan calls for biweekly light topdressing; We need board approval for the 2025 agronomic plan inputs.
Assessment (Capital Assessment)
A special fee charged to members to fund specific capital projects or cover major unexpected costs. Usually one-time or time-limited and earmarked.
The board approved a $1,000 capital assessment to fund bunker renovation; Will the assessment be one-time or spread over three years?; The assessment sunsets once the irrigation project is complete.
Audubon Cooperative Sanctuary Program
A third-party environmental certification program for golf courses focusing on wildlife habitat, water quality, chemical use reduction, and community outreach.
We’re pursuing Audubon certification to validate our habitat work; The ACSP plan includes native area expansion and reduced inputs; Add the Audubon audit to our sustainability communications.
Barter Tee Times
The practice of exchanging a set number of tee times (inventory) with a third-party distributor in return for software, marketing, or services instead of cash.
The OTA wants two barter tee times each morning; Barter inventory is capped at 4% of available rounds; We traded nonprime times for software and marketing credits.
Bermudagrass
A warm-season turfgrass common on tees, fairways, and roughs in warm climates; high wear tolerance and aggressive growth but goes dormant in cool seasons.
The bermuda will go dormant after first frost; We’ll overseed bermuda tees with rye for winter color; Hybrid bermuda on fairways allows lower mowing heights.
Bunker Liner
A physical barrier installed beneath bunker sand to prevent contamination from native soils, improve drainage, and reduce washouts.
The new bunker liners stopped sand contamination after the storm; Include bunker liner specs in the renovation bid; CapEx includes $200k for bunker liner installation.
Capital Improvement Plan (CIP)
A multi-year roadmap of facility upgrades (e.g., irrigation, bunkers, clubhouse) including scope, cost estimates, phasing, and funding sources.
Irrigation replacement is phase one of the CIP; The five-year CIP totals $4.2 million; Fund the CIP via reserves, assessments, and debt.
Cart Fleet Utilization
A measure of how intensively the golf cart fleet is used, often tracked as turns per cart per day or percentage deployed at peak; informs lease, maintenance, and fleet size.
We’re averaging 2.1 turns per cart on weekends; Utilization drops on cart-path-only days; Increase utilization by optimizing double-tee starts.
Cart Path Only
An operational restriction requiring carts to stay on paved paths to protect turf when conditions are wet, soft, or stressed.
Today is cart-path-only due to saturated fairways; Expect slower pace on CPO days; Rangers will enforce CPO around greens and approaches.
COGS (Cost of Goods Sold)
The direct cost of merchandise and food and beverage sold, including wholesale purchase price and freight; used to calculate gross margin.
Pro shop COGS is running at 62%, we need better buys; F&B COGS spiked after vendor price increases; Keep COGS under plan to protect gross margin.
Course Rating
A USGA measure of difficulty for a scratch golfer under normal conditions, paired with Slope Rating for handicap calculations.
Our back tees have a course rating of 74.2; The USGA team is scheduled to re-rate the course next spring; Update the scorecard with the new rating and slope.
Drainage (Subsurface)
Pipes, laterals, and gravel systems installed below grade to remove excess water, firm playing surfaces, and reduce disease and washouts.
Install subsurface drainage in 3 fairway low spots; Poor DU shows up as puddling—add laterals; The bunker washouts point to inadequate drainage exits.
Dormancy
A seasonal state when turfgrass stops active growth, typically warm-season grasses in cool months, affecting color, recovery, and management.
The fairways will go dormant and turn straw-colored; We’re painting dormant bermuda greens for winter events; Expect reduced growth and slower recovery in dormancy.
Dynamic Pricing
A revenue management approach that adjusts green fees in real time based on demand, daypart, season, booking window, and other factors to maximize yield.
Raise peak Saturday rates with dynamic pricing; Shoulder times need a price drop to lift utilization; Our pricing engine adjusts by demand, weather, and booking window.
EBITDA
Earnings before interest, taxes, depreciation, and amortization; a proxy for operating cash flow and performance in golf facility financials.
Course EBITDA improved 120 bps year over year; We target positive EBITDA even in overseed months; Add back nonrecurring storm costs to normalized EBITDA.
Evapotranspiration (ET)
The combined water loss from soil evaporation and plant transpiration; used to set irrigation run times and watering frequency.
Irrigate to 70% of ET this week; Yesterday’s ET was 0.22 inches, skip the cycle; The ET-based controller adjusts run times automatically.
Environmental BMPs (Best Management Practices)
