Always get a clear breakdown of what is and isn’t included in the quoted price, and request an estimate of all extra costs so you can accurately calculate your total monthly obligation.

Assess the Location and Accessibility

Location goes beyond just being in a "good neighborhood." Consider visibility, ease of customer or delivery access, and proximity to major roads, public transit, or suppliers. For industrial spaces, check turning radii for trucks, loading dock access, and hours of permitted operation. For office or retail, parking availability and foot traffic matter. If your business relies on a specific demographic or walk-in traffic, visit the site at peak and off hours to evaluate real potential.

Investigate Building Condition and Flexibility

Don’t assume the landlord will cover all repairs or adjustments you may need. Evaluate HVAC, electrical capacity, roofing, plumbing, and compliance with codes such as ADA requirements. Factor the cost of any required improvements into your budget, and negotiate for a tenant improvement allowance if extensive updates are necessary. If you anticipate recent or future growth, make sure the lease allows for subleasing, assignment, or expansion in the building to give your business room to adapt.
