Hello,

I am seeking USD 100 million to acquire multiple commercial real estate projects in and around Phoenix, Arizona. The portfolio includes two hotels from the same seller, two newly constructed warehouses from the same seller, one shopping plaza, and the refinance of another shopping plaza that I currently own.

The structure of fund will be 75% Senior Loan and 25% in Pref Equity as I own a 506(c) Reg D Fund. Hence it will be hybrid financing.

Approximately 10-15% of the funds will be allocated toward rehabilitation and value-add improvements. I am targeting a quick closing, as I am currently at the LOI stage as of 01/15/2026.

Please note that I do not pay any upfront fees or fees outside of closing. If you are a lender or broker seeking fees prior to or outside of closing, this will be a non-starter. Also, I will prefer BPO (Broker's Price Opinion) appraisal than 3rd party appraisal.
