This is a refinance of an existing 75% occupied property that is a mixed use building. The sponsor has invested $1.65M in the building. The property is free and clear. Borrower has a middle FICO score of 720 and carries a net worth of $13.7M. Sponsor will provide personal guarantee. Co-signatory has a net worth of $4M with a middle FICO well over 700. Current value of the property at a 7 cap is valued at $3M. Replacement cost is $9M. Borrower is open to an SBA loan. The borrower is open to a rate as high as 8.5% coupon.

Borrower is seeking a loan of $1M-1.2M for additional investment into the property and for TI of $150K, $300K for an off shore resort and the balance is for a commercial project in Puerto Rico.
