Firm has its International Business Consultancy & Facilitation Wing retained by one of its clients in the real estate industry in Ghana, West African to seek for investor(s) and partners to raise both equity and debt to finance a shovel ready private real estate project.The client has secured a total of 735-acres (i.e., 2,974,439.5 square meter) land in Accra, Ghana West African at a strategic location for the construction of a mastery planned mixed-use community and seeking for US$ 548.5 M. Accra is the capital city of Ghana and the headquarters of the African Continental Free Trade Agreement (AfCFTA) Secretariat.
The project is located at about 15 miles north of Tema (Ghana’s Major Port and Industrial City) and 35 miles northeast of Accra city center. Also, the project site lies opposite of the Shai Hills Wildlife Reserve (tourist attraction) in the Greater Accra Region of Ghana. Moreover, the site lies along the main highway connecting Accra to Akosombo. Akosombo is on the Volta Lake, the largest man-made lake in the world with Ghana’s hydro-electric power dam with its beautiful hills and waterfront landscapes is about 30- minute drive from the proposed project.Details of the proposed project dubbed “The Brightstone Hills Village” is zoned into (1) Residential, (2) Commercial, (3) Entertainment & Resort, (4) Hospitality, (5) Civic, and (6) Community. The Residential Zone will include 600 single-family homes, 240 town homes and 736 apartments & condos.; The Commercial will include shopping mall, retail shops, gas station, food court; the Entertainment & Resort include an amphitheater, clubhouse, gymnasium, fast food restaurants; Hospitality involved with 3000 seats conference center, 4 themed hotels, exotic restaurants; Civic involved with corporate offices, public offices, pharmacy, 200-bed hospital and Community involve primary schools, sports facilities, library, swimming pools, and police & fire stations.
The project is phased into 3 being phases 1, 2 and 3. Phase 1 will involves homes, town homes, amphitheaters, resort, and golf course; Phase 2 involve commercial, hospitals, hotels (all 4), community center and shopping center and Phase 3 conference center, office, and condos.
BrightStone Hills by projection is financially viable and expected to generate substantial returns to its stakeholders. The total capital investment for the project is estimated at US$ 548.5 M over a 10-year period phasing approach with an average internal rate of return (IRR) of 24% for each phase. The expected IRR for Phase I of the project is 34% with an NPV of US$ 77.5 M and a total capital expenditure of about US$153.5 M. The expected capital expenditure for Phase II will be roughly US$ 223.0 M with an expected IRR of 23%. The expected IRR for Phase III of the project is 21% with a total capital expenditure estimated at US$143.7 M.
