Realistic scenarios only. Don't ask us to look at loan requests that you have zero $$$ to contribute towards. We get a lot of requests from people who "found" great deals and want us to contribute $10,000,000 or whatever that'll be invested in some magical platform that'll not only get our $10mm back in a week or two, but also hundreds of millions or billions of dollars that'll allow them to buy some magical unicorn development on some beach in an idyllic land . These are not realistic scenarios. If they were I'd own the world!

While there are thousands of unfunded project brokers/owners looking to sell their idea to a funding source for capital support based on a return on future cash flows from projects, we are not in this class of capital sources.

WE have ONE 100% funding program and that's for PRE LEASED CREDIT RATED TENANT NNN DEVELOPMENTS.

We don't do magic here.

If you have no money but found a great deal and want us to fund it via some magic platform - PLEASE - take it somewhere else.

We NEVER charge up front fees. Ever. But- if you truly believe in reality that you've found some magical "deal" and want us to tap into our vast resources of lenders, hedge funds etc etc in an attempt to fund your dream project - we WILL charge an up front non refundable retainer fee in order to assign one of our employees to dedicate their full attention to your request. And, it won't be a few thousand. It'll be a minimum of $20,000.

If you sincerely believe in your scenario and have that deposit... sure. We'll put someone on it.

But, do not expect miracles here for strange requests like that.
