The land owner will put the land into the deal for free in exchange for a share of the future profits and $350,000 upfront money. The Ellis County agricultural appraised value of the property is $2.5 million. Developed value will be 30x's that amount, or more, in future profit.
What type of development are we open to?
As long as it is a high-end development that ads to our land values in the area, we are open to ideas. The easiest and best idea to maximize the value of the land is to divide the 250 acres into 4 (four) 62-acre ranches and build luxury amenities into them and then sell them for the maximum value, which estimated currently to be worth $15 million each. Build and sell one at a time and let the value grow as more attention comes to the area. But this is only one idea. As the area becomes increasingly popular, other even more lucrative possibilities will emerge, e.g. a country club community, equestrian community, 1-ac custom home sites, a retirement community, mixed use area, etc. As water becomes more available in the next few years with the addition of the new reservoir, the development possibilities will expand greatly.
Obviously, investment in development is what would bring the value to that amount, and higher prices, in the future. The advantages of this land are it's close proximity to downtown Dallas (only 30 min away), gigantic amounts of direct county road to state highway to interstate highway access, it's pristine and idyllic country atmosphere, and the ethos of the area which has already gone into multi-million dollar custom home ranches and ranchettes. The area is fast becoming a suburb of Dallas, and when the new reservoir is announced this Spring of 2024, there will be a land rush into the area to scoop up whatever land can be gotten. This is the best land in the area and the only land currently offered for sale. All other land in the area is owned by generational owners who will pass their land on to their children, thus it will not be for sale anytime in the foreseeable future.
The land is currently a well maintained cattle ranch and holds a full agricultural tax exemption. It has a contemporary survey, and the gas pipeline easement has been established, with a guaranteed commercial gas tap and a "Will Serve" written agreement from Atmos Energy. 6 water meters are already paid for and reserved for the 250 acre property. The ranch is in unincorporated Ellis County. It is not within any city limits, and there is not currently any county economic development plan for the area. The major development coming into the area to be announced this year is the construction of the large reservoir in the nearby Trinity River bottom. A large area Land developer has already acquired over 2,500 acres of land in the immediate area in anticipation of development when the reservoir construction is officially announced in a few months this spring.
