Dry Dock Terminal - Brief Property Description of the Territory

Total Area: 57.92 ha (579,200 m²)
• A railway spur owned by AS “Latvijas dzelzceļš” (partially located on the adjacent property “Zaļkalni” – an area of ~0.62 ha is fenced off from “Zaļkalni” and added to the VT territory. This may be considered a partial encumbrance.)
• Oil product unloading rack: 110 m long along track No. 1, with a capacity of 10 four-axle tank cars.
• Unloading ramps:
88 m along track No. 2, capacity: 6 standard wagons
59 m along track No. 3, capacity: 4 standard wagons
150 m along track No. 4, capacity: 10 standard wagons
• Road Access:
Main access via a paved municipal road.
Two access points via forest roads, historically gravel-covered and in satisfactory condition.
• Electricity: A 20kV power line from AS “Sadales tīkls” enters the territory.
• Water Supply: A local water extraction point from an artesian well exists.
• Sewage: Local sewage system.
• Gas: Not currently available, but it is possible to connect, as the neighboring asphalt concrete plant is connected to the gas network.
• Heating: Currently used buildings are heated with electricity.
Existing Buildings and Land Use
The property is conditionally divided into zones with approximate area estimates:
1. Fuel storage area with wagon unloading ramp, pumping station, and plant building – total area ~7 ha.
2. Area of ~6.7 ha containing a small railway ramp and two warehouse buildings:
Small warehouse ~850 m²
Larger warehouse ~1600 m² (vehicle garages with 4 m wide doors and 4 m high ceilings)
3. Area with various buildings ~6 ha, currently used as:
Guard house
Administrative building
Fire station garage for fire truck
Two vehicle garage buildings ~850 m² each and adjacent yards
4. Vehicle garage buildings with 4 m ceilings (3 buildings – ~1900 m², 1700 m², and 850 m²) and 4 foundations (each ~330 m²).
Yard between buildings, partially paved or with concrete slabs – ~7500 m².
Total area of this zone ~2.5 ha.
No internal access road; access is via a forest path. Historically accessed by a gravel road from the forest side, with a gate.
5. Terminal area: Two underground reservoir groups with a total capacity of 20,000 m³ (20 tanks of 1000 m³ each).
6. Large railway ramp with a railway spur.
