Self Storage Facilities and Gas Stations wanted

I have two active buyers looking to buy self storage facilities and gas stations around North America:

1.For the self storage facilities: (USA)
Mainly looking at the Roaring Fork Valley, Colorado, Greater Colorado or the West Coast areas but open to looking at opportunities nationally.

Older facilities preferred with simple systems (not too modern).

Should have a proven revenue generating track record and has to be a good size and as well as have a high percentage of occupancy.

The buyer owns storage facilities all over the US and is able to make cash offers including consider going over market rate for the right deal.

Off market deals preferred.


2.⁠ ⁠Gas Stations: (North America, USA preferred)

4-6x ebitda, with good real estate, ideally with a 3mile population of 30k or higher, and VPD of 20k or higher.

The buyer will also look at vacant's. They will also need locations of the gas stations in order to assess traffic flow which will affect the buyer's offer.

P.S. Both buyers will need either top line or more in depth financials to be able to make an offer. Able to sign NDAs.
