Development Deal on Caliornia/Arizona Border

We have identified a new opportunity that may be of interest to you. This is for the improvement of existing, fully entitled, well located land in Arizona on the California border for a RV park that will carry the KOA brand. Outdoor recreation is quickly on the rise. In the last 24 months, sales of RV’s has expanded and is at historic levels. Borrower is requesting a loan to complete construction of $6M. This is proposed to be completed in phases of $2M, then an additional $1M and finally $3M. The income will be generated commencing with the completion of the first $2M draw. The projected value of the project will be $3.3M at the completion of phase 1, $4.5M at the completion of phase 2 and $12.5M at the completion of phase 3. The land has $250K debt on it, the sponsor will contribute (or has contributed) $2M, will personally guarantee the loan, has a middle FICO of 760 and a net worth of $3.5M.
